How It Works

Standard residential planning application. 100% of site used for homes. Higher density achievable because woodland is delivered separately. BER A1 net-zero modular homes.
🌳 Woodland Bank
Separate agricultural land (10–20km away) converted to permanent native woodland with private capital, following national guidelines for native woodland establishment. Held by independent trust with irrevocable asset lock. Legally linked to homes through permanent covenants.

Affordable Housing Pathway
From Year 3, maturing environmental credits from the Woodland Bank create a revenue stream that can subsidise affordable units. Our target is 20%+ affordable allocation funded by the woodland's environmental value — not by government subsidy.

How Environmental Credits Fund Affordability
As the Woodland Bank matures, it generates verified environmental credits — carbon sequestration, biodiversity uplift, and water quality improvements. NWC holds a 99-year license to these credits. A portion of the net credit revenue is allocated to a Home Affordability Fund, which directly subsidises the price of future homes.
The woodland grows in ecological and financial value every year. That compounding value is the mechanism that makes each successive development more affordable than the last — without relying on government subsidy.
