Building the Future We Want to Live In
We're not just developers. We're residents. Our family will live in the first NeighbourWood community — proof that we believe in what we're building.
Our Mission
Create thriving, affordable communities that permanently restore native ecosystems — housing and nature flourishing together, profitably, scalably, and exportably.
Proof, Not Promises
We validate through personal commitment and measurable results before scaling. Living in our own development eliminates the credibility gap.
Triple Bottom Line
Every decision is measured against people, planet, and profit. We prove that doing good and doing well are mutually reinforcing.
Permanent Legacy
Our woodlands are held in trust forever. Not 25 years. Not "until it's inconvenient." Forever. That's the commitment our children deserve.
The Company
NeighbourWood Communities is a climate infrastructure platform — not just a housing developer. We build net-zero homes on dedicated residential sites and permanently restore native woodland through our Woodland Bank. The 10:1 Model links them: every 10 homes fund one hectare of permanent native woodland.

Our Personal Commitment
Anderson family on the rainy trail (minus two older kids).
Neal and Esther are purchasing a 4-bedroom home in the pilot at full market rate and will be living in the community with their family. They've relocated their family across an ocean, invested significant personal capital, and are betting their future on the model working.
No investor is asked to take a risk the founders aren't taking themselves.
What We Stand For
We built NeighbourWood around six convictions — not strategies, not slogans, but the personal beliefs that guide every decision we make.
Housing is a human right
Our co-founder Esther spent years on affordable housing waiting lists that never came through. We're building a model where environmental revenue funds affordability — because if we can't eventually deliver homes for everyone, we've failed.
Build the thing you needed
We're purchasing a home in our first community at full market price and raising our family there. Every design decision is tested against one question: Would this be good enough for our own kids?
The land is a relationship, not a resource
The ancient trees at Fairymount Farms and Powerscourt Estate didn't just inspire a business plan — they called us to Ireland. Our Woodland Banks are held forever by an independent trust. The covenant is permanent because the commitment is permanent.
Solutions, not enemies
Everyone working on housing or nature — however differently from us — is an ally. We build alternatives, not arguments.
Guests who are building a home
We're Americans in Ireland, learning as much as we teach. We hire Irish, use Irish suppliers, and hold our model loosely enough to adapt to what Ireland actually needs. When the model and the place are in tension, the place wins.
Ethical wealth is not a contradiction
We pay fair wages with a 5:1 maximum salary ratio. Profit funds purpose — at scale. We believe you can build generational wealth while housing families and restoring ecosystems.
The 10:1 Model
For every 10 net-zero homes we build on dedicated residential sites, we permanently restore one hectare of native Irish woodland through our Woodland Bank — held in perpetuity by the NeighbourWood Stewardship Trust. As the Woodland Bank matures, it subsidizes lower prices for future net-zero homes.
The model generates three revenue engines: development profit from net-zero home sales, perpetual stewardship fees (€2,220/home/year, CPI-linked), and 90%+ margin export licensing through the NeighbourWood Operating System (N-OS). Learn more about the 10:1 Model →
