Own a Home That Pays You Back

Net-zero. Nature-connected. Better off financially.

The Home

Your NWC home is net-zero — certified to BER A1, the highest residential energy performance standard. Built to Passivhaus specification using precision-engineered modular timber frame construction. Designed to produce more energy than it consumes annually.

Pilot specification note: Our first 5-home pilot uses air-source heat pumps (ASHP). Ground-source heat pumps (GSHP) become the standard specification from Phase 2, offering even greater efficiency through shared ground loop infrastructure. The savings figures shown reflect ASHP performance for the pilot.

The Savings

Your NWC home doesn't just cost less to run. It pays you back.

Woodland Stewardship (WSF)€850Your Woodland Bank — management, access, programming

Annual Savings (vs. typical Irish home)

SavingAnnual Value
Energy savings (heat pump + solar + battery vs. grid + gas/oil)€2,600–3,900
GSHP protection (water softening prevents scale)€300–500
Appliance longevity (softened water extends lifespan)€155–230
Reduced consumables (less soap, detergent)€80–230
Avoided repairs (no descaling, fewer plumber visits)€85–150
Total Direct Savings€3,220–5,010
€1,000–2,790 better off every year

That's the conservative calculation using direct operational savings only.

The Full Picture

Including green mortgage rate discounts (0.8–1.2% on your mortgage) and avoided future retrofit costs (typical Irish homes face €50–100k in energy upgrades by 2035), your full annual benefit is €6,760–11,850.

Why Not Just Plant Trees Yourself?

You could buy a standard A-rated home and plant trees in your garden. Many people do, and it's a good thing. But individual action and the 10:1 Model solve different problems at different scales.

Plant Trees YourselfNeighbourWood 10:1 Model
ScaleA few trees in a gardenOne hectare of native woodland per 10 homes
PermanenceNo legal protection — future owners can removePermanent covenant — woodland protected in perpetuity
Ecological valueLimited biodiversity in small, isolated plantingsLarge, contiguous, ecologically designed native woodland
VerificationNo measurement or third-party auditThird-party verified carbon, biodiversity, and water outcomes
CommunityIndividual effortShared access, seasonal programming, community connection
Financial mechanismNo ongoing economic valueEnvironmental credits fund future affordability
Professional managementSelf-managedManaged by NST with ecological expertise

Individual action matters. But the crises Ireland faces — housing supply, biodiversity loss, climate targets — require solutions that work at system level. The 10:1 Model is designed to scale.

Your Woodland

Your Woodland Stewardship Fee funds permanent native woodland through the Woodland Bank — large-scale native Irish woodland held in perpetuity by the NeighbourWood Stewardship Trust.

This isn't a patch of trees next to a car park. It's a real, thriving ecosystem that you and your family have permanent access to.

Your children will walk through woodland that exists because your home exists.
