The Nature Endowment
Permanent native woodland. Held in trust. Growing forever.
What Is the Nature Endowment?
The Nature Endowment is permanent native Irish woodland held in freehold by the NeighbourWood Stewardship Trust (NST) — an independent company limited by guarantee with an irrevocable asset lock. The land is protected by a dual-instrument legal structure: a Section 49 LCLRA 2009 conservation covenant combined with a Lease of Easements granting NWC exclusive 99-year environmental credit rights. Together they make the protection permanent and bankable. Flynn O'Driscoll LLP confirmed the structure as Low risk in February 2026.
Think of the woodland as an endowment — held in trust, stewarded forever, and designed to generate lasting value for the community and the climate.
This land can never be sold, developed, or converted. It grows. It restores. It thrives. Forever.
How It Works
The Nature Endowment is established on agricultural land within 20 km of the residential sites it serves. NST acquires the land and plants native Irish woodland — oak, birch, Scots pine, rowan, holly, hazel, alder, and willow — following national guidelines and best practices for native woodland establishment. Our pilot Nature Endowment will be approximately 2 hectares (within a 2–5 ha range), scaling to 20+ hectare contiguous blocks at full deployment.
How the Nature Endowment Is Funded
Private Capital
Woodland establishment is funded through private capital — preserving full environmental credit ownership and operational independence
Stewardship Fee
€850/home/year from homeowners — ongoing, permanent funding for woodland management, access, and community programming
Credit License Fee
10% of net environmental credit proceeds from NWC to NST — aligning NWC's success with the woodland's health
What It Generates: NRS Credits
Over decades, the Nature Endowment generates measurable environmental value, verified under the NeighbourWood Restoration Standard (NRS) in three credit types:
🌲 NRS-C — Carbon
Native Irish woodland sequesters approximately 3.5 tonnes CO₂/ha/year, accumulating 300–470 tonnes over 100 years. A 20-hectare Nature Endowment sequesters 70+ tonnes annually at steady state — verified by third-party methodology developed with Trinity College Dublin research partners.
🦎 NRS-B — Biodiversity
Conversion from agricultural land to native woodland creates verified biodiversity net gain — measurable, third-party audited, and linked to each home.
💧 NRS-W — Water
Native woodland naturally filters water, reduces runoff, and protects catchment areas — benefits shared by the surrounding community.
Verified NRS Credit revenue is monetised to support ongoing woodland stewardship, fund the Home Affordability Fund, and reduce costs for future NeighbourWood homes. All Nature Endowment establishment is 100% privately funded — we deliberately operate at a DAFM €0 baseline so that all credit rights are preserved cleanly and the model exports without grant entanglement.
Your Connection to the Woodland
Every homeowner has a permanent, legally-protected connection to the Nature Endowment:
- Dedicated access — the woodland is yours to visit, walk, explore
- Allocated section — a specific area linked to your home, creating personal connection
- Seasonal programming — guided walks, wildlife surveys, community planting days
- Documented outcomes — carbon and biodiversity outcomes measured and reported to you
- Stewardship Dividend — as environmental credit revenue matures, homeowners may benefit
Your children will walk through woodland that exists because your home exists.
The Trust
The NeighbourWood Stewardship Trust (NST) is independent of NWC. It has an irrevocable asset lock — the woodland cannot be sold, even if NWC ceases to exist. The trust is governed for the permanent benefit of the woodland and the communities it serves.
NWC holds a 99-year exclusive license to environmental credit rights on the Nature Endowment land. NWC pays NST a 10% license fee on net credit proceeds, creating aligned incentives: NWC succeeds when the woodland succeeds.
