Ten Homes. One Hectare.
Forever.
We build net-zero homes sustained by permanent native woodland. Every home permanently restores native Irish ecosystems through our Nature Endowment — held in trust, growing forever. Each Nature Endowment sustains the community and generates value that makes the next home more affordable.

Two Crises. No Integrated Solution.
Europe is 9.6 million homes short. Over 80% of its habitats are degraded. The EU has appointed its first Housing Commissioner and passed the Nature Restoration Law — binding targets to restore 20% of land by 2030.
Developers optimise for built area — every hectare of woodland is lost revenue. Conservation organisations can protect land but can't deliver housing. Policy creates mandates without delivery models.
No one profitably delivers affordable, net-zero housing that meets Europe's ecological mandate. NeighbourWood solves both at once.
Why Ireland. Why Now.
Ireland needs 300,000 new homes by 2030, and delivered 36,284 in 2025. It has less than 2% native woodland with 8,000 hectares/year needed, and planted 1,573 in 2024. It has committed to net-zero by 2050, is falling short of its carbon budgets, and is bound by the EU Nature Restoration Law to restore 20% of degraded land by 2030.
Ireland has both the need and the policy environment for the 10:1 Model.
